What to listen for on this one: The first sixty seconds are a textbook Sandler up-front contract, all four elements: I establish the time, lay out the agenda, define the possible outcomes, and give him full permission to say no. I even reserve my own right to walk if it isn't a fit. My exact line: "If not, just tell me no, it won't hurt my feelings." Watch the pressure drain out of the call the moment I say it.

Then the discovery does the heavy lifting. Without ever pushing, the conversation surfaces everything that matters: months behind on payments, a foreclosure warning letter already received, a lost business, a new job just landed, the mortgage balance, and his real number. I never threw out an unresearched offer. I closed the call with a specific callback time, not a vague "I'll follow up," confirmed his contact details, and kept my composure the whole way through.
